Study of the influence the research and analysis of coefficients of correction in methodical approach which is based on comparison of sales of similar lot lands is conducted. Basic factors are explored: correction of terms of financing; correction of terms of sales; correction upon the date of sales; correction on the size of settlement; correction on the location; correction of physical parameters (technical state, engineering-geological terms, configuration, presence of engineering networks, area).
