Purpose. The aim of this publication is the research of existing method of calculation of index of specific factors that influence on the value of land, as well as a complex index of value of land resources both on the territory of specific functional and planning structures of the settlement and on the whole territory. On the basis of implemented research it became possible to improve the process of calculating the above-mentioned indexes and increase effi-ciency of land evaluation works in settlements. Methodology. On the basis of implemented research there are meth-ods of spatial analysis to determine the impact of prevailing factors on the value of land. Implemented research is based on the existing legislative and normative legal land evaluation basis. Using mathematical analysis methods, there were led out the formulas for calculation the levels of indexes of specific prevailing factors and complex index of value of lands for a particular district of the settlement or of the settlement in general. Results. The normative monetary valuation of land of the settlements requires information about the factors that greatly affect the value of the territory. For this purpose, from a set of factors by expert way we determined the prevailing factors, and then set the levels of influence of these factors on overall complex index of value of land. The procedure of determining the levels of prevailing factors indexes and complex index of value of land is one of the most labor-intensive processes in land evaluation activities. Therefore, the proposed mathematical dependences which simplify the process of cal-culating the level of indexes of prevailing factors, complex index of value of lands for a particular district of the settlement or of the settlement in general. Scientific novelty. The normative monetary valuation of land must meet the realities of the development of country's economy, its social and political condition. All of this requires both change and improvement of existing methods and procedures for calculation of value of lands of different catego-ries and functionality, including lands of the settlements. Accordingly, in this publication there were derived new mathematical dependences for calculating the levels of indexes of the value of lands, prevailing factors and complex index. Practical significance. According to the existing legislation of Ukraine the validity of value indicator of the land is 5-7 years for the settlements, and is requiring continuous periodical conducting of land evaluation works. Therefore, implemented theoretical research, derived formulas and practical recommendations will help to improve the efficiency of land evaluation works in settlements.
